New builds have issues too — missed flashing, a furnace that was never balanced, trades that didn't quite finish. Book this a month or two before your first-year warranty runs out and you'll have a documented list to hand the builder while they're still on the hook. The 2-5-10 deadlines are worth watching too.
You'll usually have the report the same day — the findings, the photos, and what I'd deal with first. Call or email once you've read it and we'll go through anything that isn't clear.
